This feasibility study explores the regeneration of an existing industrial unit in Dennistoun, Glasgow, to deliver a four-storey residential development. The proposal draws on the character of the surrounding heritage assets, particularly the traditional tenement typology, to inform its massing, scale, and form.
The development is intended to reinforce the urban structure of the area by defining the edge of Sword Street, terminating the western end of the existing terrace and responding to the height and presence of the tenement corner block opposite to the east. The proposed massing aligns with established street proportions, ensuring a cohesive relationship with its context.
In terms of roofscape, the design considers both flat and pitched roof forms, reflecting the dual influences of neighbouring tenement buildings and the site’s industrial heritage. This approach aims to create a sensitive yet contemporary addition that integrates with the existing townscape while supporting the ongoing regeneration of the area.
