This feasibility study explores the regeneration of a redundant marina located on the west coast of Scotland within an area of outstanding natural beauty. The proposals set out a comprehensive masterplan aimed at revitalising the site through a mix of residential, hospitality, and leisure uses, carefully balanced with the sensitivities of the surrounding landscape.

The study includes the masterplanning of two large-scale housing sites, alongside the refurbishment of an existing local pub and hotel to support the area’s tourism and community infrastructure. In addition, a series of bespoke houses and the potential for a spa retreat are considered, contributing to a diverse and high-quality destination offering.

The design approach is rooted in a strong response to the site’s dramatic coastal setting. A key conceptual driver draws inspiration from the volcanic formations emerging from the Atlantic, informing the massing, materiality, and spatial arrangement of the proposals. This results in architecture that is both expressive and grounded, echoing the rugged character of the landscape.

All proposals are developed with careful regard to local conditions, ensuring that scale, form, and visual impact are sympathetic to the environment. The overarching aim is to deliver a sensitive yet distinctive regeneration strategy that enhances the natural setting, supports sustainable development, and reactivates the marina as a vibrant coastal destination.
